- as expected, after a sputter in April, the May 09 sales decimated May 08 sales - 22 to 14. This is the most homes sold since May 07 sold 23. It also looks like June 09 is setting up to handily beat June 08.
My question is, when do we call the bottom? I don't think this is the bottom, but what sort of signs are you all looking for?

Thanks John. They could remove the signs on Coosa County 20 about Eagle Point since I understand they are bankrupt. What a waste of a most beautiful section of the Lake. ??
I suspect the same will happen to Bolton Cove. Has there been a single sell yet on one of their units?
I really think both developers missed the target. They were way to zealous in an approach that just will not sell.
I believe folks looking to buy on the Lake want privacy and a little bit of space as opposed to inner-city living.
You are more in touch with things than I am. I will listen to your thoughs.

I AM QUALIFYING LOTS OF BUYERS--MOST WANT TO MOVE HERE FULL TIME, BUT CANT FIND WHAT THEY WANT--$500K--$1.2 MILL; RATES ARE LOW--I AM SEEING SUPPLY START TO BE ABSORBED; WITH ALL THE RETAIL, DINING COMING ON LINE, I SEE GOOD THINGS HAPPENING, FOR REAL ESTATE--THOSE WHO BUY NOW ARE LIKE BUYING GE AT $8--HOLD ON

every time we turn into our place. The same slabs sitting there the same way they were 2 years ago. If they were smart they would redivide the lots into bigger lots and sell them off for a couple of houses instead of cramming 11 houses in that small space. The way currently designed leaves no room for visitors cars and your personal car.

As much as I detest the signs at the ends of Coosa 20 East both on Rt. 9 and 259, I hardly have a complaint compared to you poor folks down there where the real eye sore has been created.
Lets just hope in a few years, someone will come to the rescue and realize the potential of Eagle's Point as an exclusive area for a few nice lake homes (not mini-mansions) as opposed to a squeezed together development.

One positive point. It is easier to tell people how to find your house. Down coosa 20 until you see the sign that says you have arrived , turn right.

Thanks for the info. Just curious how prices rae doing. I just refinanced and was suprised at the appraised value ... much higher than I expected. I was please. The appraiser said that even though sales have been slow, prices have held up fairly well.

Nice navigational landmark from the water, too. Heading home from Kowaliga, I head toward the golf course, then bear leftward toward the scar on the cliff that once promised to become Eagle Point.

actually I think prices have dropped back at least 10% since a high in 07. I think 08 was the drop back. Too soon to tell if 09 will drop from 08.
