I am intersted in buying a lake house in the Willow Point area but cannot find any price per sq. ft. data on comporable sales. Any body got any idea where this information is?

Really no answer to your ??? Price per foot does not work.. Like comparing a Chevy Nova with a Mercedes, based on price per pound.. I'm a builder and can build you a relatively cheap house with 8 foot ceilings, vinyl floors and no frills for $125/foot.. or 12 foot ceilings with hardwood flooring, fancy stuff and it might cost two to three times that much..

Husker has the right answer.
One more thing to consider. In my opinion you can buy a resell for less than the cost of building your own. Building cost are unbelievable. Also, finding a ruputable bulder these days is difficult since most of the competion has alrady lost their butts.
If you have the right lott already, then go for a newly built home. Email me or jlazc for our personal opinions. We have gone through it.
For what starts out as $225.00 per sq. ft. can quickly chane to the higher end of the scale.
Don't get me wrong, I am a very happy new home owner of a custom built home.

not building and it's waterfront then its hard to say because its all about the water. Lakefront property by the foot is practically meaningless. It's not pizza. There are some great waterfront deals now below replacement cost. You can't go wrong with buying quality and in Willow Point that's what you will get. The only thing to watch out for is older homes with some functional obsolescense. Look at a lot of homes and you will get a good sense of values.

As a real estate agent focusing only on Lake Martin, my advice is to not use per square foot analysis for waterfront homes on Lake Martin, In Willow Point or otherwise. The comparable sales method is much more accurate. The reason is that on Lake Martin, a very high % of a home's total value is in the lot. And the lot's value is greatly dictated by non graphical mixture of data like view, privacy, water depth, and water front footage.
When I prepare a Comparable Market Analysis for a buyer or seller on Lake Martin, I concentrate on finding a home that sold with a similar lot, then I adjust for the home's difference. Still not a perfect science, but much, much more accurate than psf.
Sorry that it is not as cut and dried as a per square foot rule of thumb. I think that a lot of buyers, builders, and lenders got burned in the real estate bubble by thinking, OK, a 2,000 square foot house sold for 450,000 - so I will build a 4,000 square foot house and it will sell for 900,000 - right? More often than not, wrong.
Think "lot first, home second."

Good explanation. And add location and what is proximate to the house to that mix. We've all seen a great house on a great lot in a "poor" neighborhood. It just ain't gonna go for the same amount as it would in a different location.
