my family and I should move to Auburn.

And I don't mean football reasons!!!!!!!!

you know....quality of life, schools, culture, etc. Anybody know anything to tell me....and anyone know any real estate reasons to buy or not to buy now (a lot) or where to buy?

Move, the lake is only 30 minutes away. Seriously, we live in Atlanta and are sick of this place. All of my kids, as well as me and my wife, graduated from Auburn and we have a place at the lake. So, we have been going back and forth to Auburn for 20+ years. The growth has been phenominal and I would absolutely love to live there. Real estate prices are suprisingly high considering the "small town" nature of Auburn. If I could find a job making 60% of what I am making here, I would be there. By the way, the Auburn school system is one of the best in the state. I guess it all boils down to, are you willing to give up big town culture and activities for the "slower" lifestyle?

Lamont, where do you live in Atlanta? We are from Peachtree City. We are thinking about buying a house in Auburn. We looked at Lee-Scott Academy for the children and love it. All thoughts and opinions are welcome!

Lilburn. Have heard nothing but great things about the academy. Our neighbors from the lake are from Peachtree City as well as a ton of newcomers to the lake. We Georgians might out number Alabamians before long. And before I get the expected smart-a$$ responses form my Alabama friends, at least give us Georgians credit for having enough sense to not buy at Lanier, Oconee, Alatoona, etc.

I'm glad this fool and his money parted, because the equity in my lake house has gone up 5 fold.

Jim is trying to say something anti-Auburn by repeating something he overheard that to his feeble mind sounded intelligent. The fact that his ramblings are comlpetely irrelevant to the subject at hand matters not; after all, we're talking about Jim here.

To answer your question, jawgagal, I know of several families who work in Montgomery, but live in Auburn for the school system. To me, that speaks volumes about the school; the proximity to the lake would just be an added bonus.

As another added bonus, if you moved from Georgia, you would no longer suffer the embarassment that comes with having to claim Jim as a neighbor.

My family have 2 more years yet as hubby still has to work downtown Atlanta. We live in Newnan - close to all you PTC people.

I have heard you all and just what I needed to hear. Now, please answer this:

Buy a lot now and build later? And do any of you have advice on WHERE in Auburn to live? By the time we get there, my oldest will be in 9th grade...I won't have to worry about elementary schools....

Wish I knew how to edit on this Forum. Sure could of put it to use a number of times and for better reasons than grammar.

One thing, you may want to at least think about. If you buy a place with at least a basic cabin of sorts, then you can take advantage of the tax laws. Therefore, you will be able to write off your interest if you finance the place. Later, you can tear down and build your dream cabin or at least a nicer place. That could amount to a sizable savings over several years. You will not be able to do this with just an unimproved lot. Just another piece of the equation for consideration.

Actually, the same laws apply if you have a second home. You can take advantage of the tax write-off. You will not be able to do so with just a lot. Although, the neighborhood will possibly weigh heavier in the equation over the tax benefits. Maybe with a good established neighborhood, you will be able to achieve both advantages.

Actually if you would like-- take a home equity loan out on you existing residence for up to $100k, buy the lot and write off interest.

Assuming the rate of interest on the home equity loan is 8% and your effective tax rate is say 25% (between federal and state) then your true interest rate would be around (8% x 75%) 6%.

So if you believe the lot is going to appreciate more than 6% per year than you come out ahead, otherwise you do not.

Other thing to worry about is cost of money today versus 2 or 3 years from now, you never know. I would have to assume cost of money would be higher in three years than today. So if you could -- purchase the home today, write off the interest and probably get a better home mortgage interest rate than 3 years from now. So long term you may also come out better by going ahead and purchasing the home today at current mortgage rates. Even if you have to go 30 years, then once you sell your primary residence you could double up on the monthly payments and have your new home paid off in like 12 year or so.

Know this can be confusing, but bottom line is which alternative gives you better cash flow over the long term.

Buy Lot now and build later - possibly pay higher mortgage rates later
Buy house now at current mortgage rates -- could take out a home equity loan to pay the monthly payments until you move and sell your primary residence in 2 years.

Jawjagal,....if you're looking for a lot or house in Auburn I would make sure it's "outage" isn't one that would leave you sitting at an intersection for hours on game day. Stay away from main roads, or this could be a problem.

We'll be moving our daughter to Auburn next fall, and although it's a GREAT place to be, scares the wazoo out of me. This "new school" stuff is tough on a mother. I guess it's the unknown.

Good luck with the house hunting. I'm sure whatever you find will be refreshing after the traffic, crime, smog and crowds you've been used to.
