Help! has anyone recently gone through the Russell Lands process, you need to follow to build in one of their neighborhoods? I could use someone who is wise, I am a newbie. Any info would be appreciated. We live out of state and don't know the area.

Sorry, a dumb question. Al Power has the leased lots. I would suggest first to contact Russell and obtain a copy of their requirements and restrictions. They also probably have a list of approved builders.

I feel for you. I built from out of state, and it is not the way to go. You had best create a good trust with your builder. Hope you can visit frequently during the building process.

Depending on the development, Russell Lands will tell you which trees you may clear and which way to face the house, as well as requiring pre-approval on building materials and colors. It is a somewhat slow process but is in place to protect you and your neighbors. It may save you money to use Larry Speaks and Associates for your survey needs as they will probably be the ones who handle your Russell Lands required ADEM permit and have to do a complete topo map of the property. As a person who has recently been very badly burned in a build let me suggest that you require from your builder reference numbers from three or four recent customers. Recent being the key. If the builder does not have a good enough relationship with three or four recent customers to give you some numbers you should find another builder. Also, ask for pictures of recent completed projects. Make sure that you have great plans, approved by Russell, and an air tight contract that spells out what you are getting. Good Luck!

Amen! You may also want to contact Tom Adams at Adams/Gerndt in Birmingham as an architect.

There are many other good architects on the Lake, but he is a rising star for sure.

He also knows and deals with reputable builders. For a price, he will give you full service on checking out the job site and making sure things are done right.

I only wish I had known this a couple of years back.

It is not a leased lot. Yes it is in one of RL developments- River Oaks the oldest one in the north part of the lake.

And I tell people to add a clause that their draws pays all of their bills Prior to any mixing that money in with other accounts, as well as certify that all prior bills are paid. Doesn't stop someone from doing wrong, but fraud has some real teeth one can use if the worst happens.

check your deed restrictions / covenants for the development.

I have a lot listed in there, and to the best of my knowledge, you can use whomever you want, you just have to get the plans approved by the Architectural Review Committee or the like.

But again, I stress, read your legal documents before you proceed. You should have gotten a copy in the sales / closing process. That applies to any neighborhood or development, not just Russell Lands.

I was told that there are no building code requirements in Elmore County. Best pay attention to detail and do site walk through at the very least weekly.

Elmore county does not have plumbing inspections (unless they began recently). I would sugest that your contract specify all inspections (plumbing, electrical, HVAC, even structural), be done by a qualified independant inspector. Have it included in the contract cost.

Did you consider buying an existing property at all? Many, many to choose from which have already gone thru the nosebleed of building new??
