Looked at it this past weekend. They clear cut the entire property and have 10 or so subdivision type houses jammed up on each other under construction. Red mud everywhere including the lake--they might be in trouble for pollution. I feel sorry for the folks that bought across the water fom them in The Village. Don't know about financing, but that won't help an already bad situation.

Drove through 3 weeks ago and it looks like a cheap bunch of houses that just happen to built on a lake. They are probably 15 feet from each other. I can't imagine buying one. There is not a tree to be found on the property. No silk screening up, mud everywhere. There needs to be a code for silkscreening developments in the counties. All of the areas around where we live (Fayetteville, GA) require it.. It could save our lake from debris and all the other junk washing into it.

I believe you mean "silt" screening....... silk screening the development would not help the mud or make the houses look better; at least that's my opinion.

I happen to be a lucky one who bought near the wonderful Karis Park. What a trajedy...it is the worst example of RAPING the lake I have ever seen. I watched the trees come down in horror...I wish I knew what could be done about the current situation and I am in favor of anything that can prevent it in the future...they thought they would sell the houses "Starting" at 1.1mm...really hope the developer suffers terribly...

I wish I could laugh about it but they destroyed 100 yrs of growth and it will NEVER be restored in my lifetime. ANYONE who does NOT think we need restrictions on development needs to take a look...Tragic and I am NOT exaggerating...nothing like it anywhere...

Does anyone know who the developer is? While it is unlikely they would have anything to sue them for iId be interested in putting together a class action to go after them for environmental destruction. There already are laws regarding silt fences even now...

.... how do you build houses without cutting trees? I assume when your house was built there just happened to be a clearing right where the house sits. This is nothing more than a case of "I got mine, now nobody else shoud be allowed to build". Should they have a silt fence? Yes. Does that deserve a class action lawsuit? Absolutely NOT.
Every spring we go through this on this forum. The water starts coming up and the whiners and complainers start b!tching watercraft and the new developments that started over the winter.
Bob, you were one of the worst naysayers from last year. The lake would never be full again according to you. Property values were going to drop to the level they were in in 2000, etc etc. Now you are talking of suing someone for loss of enjoyment of something that less than a year ago was going away anyway. Good luck with that!!
Why would ANYONE buy a place on a lake and then complain about watercraft. That makes about as much sense as going to Waverly and buying property on 280, then complaining about the traffic. AS I have already stated, there are laws in place now to deal with the issue of damaged property, but nobody wants to take personal responsibillity to do it. They want the MP to come and handle it for them. Ain't gonna happen folks.
And others complaining about new developments is just as crazy. There are very few left that love the lake just for it being here. I bet that 70-80% of these new folks bought here more as an investment because the lake was 'booming" with double digit increases every year. Now they want to stop all that booming. Once again, ain't gonna happen folks. IF you don't want anything around you, buy the property yourself. If you don't, don't whine and complain when somebody else does.

Karis Park, Lake Martin’s newest upscale development, is currently under construction in the same area as The Village and Marina Marin. Mere seconds from Chimney Rock, Karis Park will offer large water views at one of the most happening spots on the lake.
Developed and built by Craig Hemrick of Craig Hemrick Homes, Karis Park will offer 50 to 60 waterfront homes starting at $1,100,000.
“Karis Park will be a destination development, similar to StillWaters, Willow Point and The Ridge,” said David Fuller with Fuller Realty. “The homes will have all of the amenities and added features that Lake Martin homeowners have come to expect.”
Community amenities include a homeowner’s association, gated entry, boat storage, boardwalk and concrete seawalls. Restaurants and retail shops have also been slated for this waterfront community as well.
Several homes are already under construction, with the first completions in the near year’s end time frame and development will continue over the next two to three years.

sound like you are? You can absolutley build without cutting every single tree on the lot and it happens all the time at Lake Martin, in the Mountains, and all over. There is no reason you have to clear cut to build except to save the builder money and make his life easier. I built my house and only cut trees down right were the house was going. I have so many trees still on my lot, it looks like the house has been there for a hundred years! What this Craig fellow did is sinful and if the homeowners in the area can prove negligence on actual damage (not just my property value went down, but actual suffering a loss from a sale or lack thereof) you can certainly sue. People have to be responsible. This is not about hording the lake those already there. This is about those "coming to the lake" doing the right thing. Mr. Craig has obvioulsy not done that.

Is all the tree cutting on Martin Dam Road east of the dam for any specified purpose or only for profit. I always enjoyed that part of the road winding through almost an enchanted forest on the way to our house, and now it looks like the hills got a crew cut.

Sure you can build without cutting all the trees. But that timber offset the cost of the building you can rest assured. Like I said, if there is property you don't want developed, BUY IT!!. Other than that, shut up about it. He paid for it, he can do what HE wants with it. where do you think the lumber to build your house came from? Somebody cut trees somewhere, but I guess that is OK as long as it isn't in your back yard. If you had chosen to build a mud adobe then maybe you could argue the point. But we all know you didn't do that.

You predicted a drought SEVERAL months into the drought. I remember, it was in March. You got blasted then for predicting something even the dumbest amongst us (lakeman) could see. I didn't see a bust out in prices. I saw a no gain in prices, but how does that translate to a bust out. What difference does it make if you are not trying to sell anyway? You must be one of those that likes to brag about your 'net worth', otherwise why would the value even matter.
Last year I was the ONLY one on this board that thought we would see full pool this year. That is because I have educated myself on the operation of the waterways of this state. I was the ONLY APCO defender. Every one of you thought you could do a better job than APCO. You guys had so many conspiracy theories and back door deals going I thought I was in one of Speilbergs movies.
And why would I want to shoot myself when I am having so much fun antagonizing idiots. Be carefull what challenges you issue. lakeman made that mistake. As the saying goes, the truth will set you free, but first it will p!ss you off.
I repeat, IF you don't want land developed, BUY IT!! Other than that don't b!tch when someone else does. It makes you look like a whiney NIMBY!!

Good luck finding a sympathetic jury in Tallapoosa or Coosa counties. Elmore, maybe but NOT likely. So many of you folks show nothing but contempt and disdain for the 'locals', then expect them to award you money because one of your neighbors cut some trees. Yea, I am sure that will happen.
Also, you knew there were no covenants, restrictions, or codes governing what could happen as far as building went, or at least I HOPE you were smart enough to know. Now you are angry because somebody built something you don't approve of, waaah wahh.

See the thread on "LM Planning/Zoning Commision" discussion that dates 2/29/08. That discussion kind of died. Don't know why. If that Commission is established and begins making decisions without the input of LM propery owners, either thru individuals or HOBOS or others concerned, then future "mudslides" are gonna' happen. I personally do not want my LM to become another Destin/Gulf Shores/PC Beach debacle. Money Talks and BS walks. Get active.

So , is the project in a stalemate. Is the developer Craig Hemrick going bust on this venture? I know many spec homes builders who have had their unsold properties taken over by the banks because of the recession, people just not buying, and therefore the builders could not meet the heavy construction loan interest. It was posted on this forum a few weeks ago that there were only 3 sales on Lake Martin in November and 3 sales in December. I would think a lender would be very hard pressed to go way out on a limb in a project like this. It looks to me that nothing is happening.
Much has been said about "Tree Hugging" regarding this topic,"Karis." I am not a tree hugger and never have been, but I do believe in responsible sensable developing. GREED is the culprit. Too much density in this project. Houses stacked right on each other. I just find it hard to understand how anyone would pay $1,000,000 for this.

Two developments side by side. Both raped the land. It is their land, they can do what they want with it. Once used to be a very nice hillside, now it is a big red hole in the side of the hillside. So you see, my NIMBY description is dead on. Not a peep out of all the 'tree huggers'. It only matters to them when it is close to them.
I for one don't care about the new developments. If that is what folks want, thats what the market will build. I think those nice million dollar homes look better than a bunch of trees. Each one represents a dream come to fruition. Good for them.
There is one lot left in my slough. I wish it would sell or the owner would build. I prefer nice houses to trees. Now the guy on the other side goes nuts every time someone talks of buying it. I told him the same thing, you don't want a neighbor, buy it. He LOVES to talk about how much money he has, and how he is debt free, yet he would rather sit back and whine when anybody looks at that lot, than make on offer on it.

Be serious LTL, are you saying that if we would have known what was happening in Manoy Creek that we would not have spoken up? I would expect that those who were affected by this development would have spoken up here, and there would have been an appropriate outpouring of support if requested. The nimby philosophy is sometimes just a fact of life because we can't see what goes on over the other 40000 acres of the lake. You have not thought this argument out well.

Sure I have. It was posted here when it began. True not many folks got up to them last year due to lack of water, but it was disucssed a coup;e; of times. I also noticed that Bob had nothing to say about any of the other more public developments. I also wasn't putting the NIMBY label on all, just on Boob. I know there are some that watch over the entire lake, but to them I have the same advice, if you don't want it developed, BUY IT!! Good intentions does NOT give one the right to dictate others how to use their property. One persons good intentions may be anothers lunacy. I have an email from someone who was having some land cleared and one of the local 'activist' showed up trying to tell them they couldn't do it. The only reason he was given as to why he couldn't was because the activist lived close by and didn't want it cleared, he liked it natural. Of course the 'activist' was given the one finger salute, but that is the mindset of some. What may be beautiful to you could be nothing more than an eyesore to others. Zoning and planning is one thing, trying to rule through intimadation is another.
