Hey all, I just posted a market report on my website for July. I took a look at one particular statistic in relation to one of Lake Martin's best month in history and one of its worst. I'm trying to get some perspective on the year, and looking for signs of a price increase. Here you go:

Interesting trend to watch. I'm sure that lessons learned from the past will temper any drastic price increase.
During a recent cruise around the lake my wife and I asked the question "how many houses are on Lake Martin?" I'm sure a search of tax records from the different counties could answer the question. Any idea how many?

I have no idea myself, but a number that I remember from Alabama Power's FERC license application is that there are about 7,000 homes on lake martin. At least I think I am right on that. It's what I quote when people when they ask. If I am mistaken I would appreciate someone correcting me because I hate to be wrong about that kind of stuff.

very confusing; I have several friends with nice homes, priced reasonably, good water, in the $700-$1.2 mill range and all say they have had __NO Lookers, No Offers

Not very confusing to me.
Things the seller has in their control:
1.) Price
2.) staging
3.) the agent they pick.
Things the agent has in their control:
1.) Marketing
2.) seller they pick
Things no one can control:
1.) overall health of the market
2.) the water level
3.) the time of year
Right now, the overall market health is excellent. Water level could be a tad better but overall is good. Time of year is good.
The only thing that confuses me is why people (agents and sellers alike) don't change what they control but expect different results.
