I am the realtor for The Village and have been since The Village inception. Since Karis Park has erupted (like a foul volcano) three Villlage homeowners have approached me regarding selling their homes that they love dearly, but cannot stand to stare at the complete mess across the slough. Lacking lake appeal the track homes are right out of a suburban Atlanta real estate magazine with an unreallistic price point. Thus far, potential buyers who drive through The Village inquire if we are associated with Karis Park. Almost everyone has a negative comment regarding the development. No trees, no charm, no seawall, no landscaping..on and on. I can't image it looking worse than it already does.

The question is what can be done about it? If I were the developer at the Village I would be looking hard at that question and considering my damages. I don't think folks that have not seen it really understand, it is truly the worst destruction of land surrounding LM EVER and it is and will continue to cause environmental damage! Do you know of any plans for the foul development. You should have your guy buy it for a "song" tear down those atrocities and start over like he has done in the Village. It will require millions in landscaping I fear...

I would add Crowne Point to your lists of worst developments. They clear cut more than Karis and built more ugly penitentiary/dormitory looking condos that have done at least as much damage.

Anti-zoning people need to go take a look at our future without zoning at Karis and Crowne Point.

Bob, I rarely agree with LTL but this time I do. Get a life!! His comment of (I got mine now I will keep you from getting yours) attitude is very evident in your agenda. It is also amazing to me that the lake survived all these years without you. You must have liked something about it prior to buying your place. Now you want to change it all to suit your needs and the heck with what others want to do. It is also amazing that now that the water is coming back the gripes about the PWC's/ ski boats are rearing their ugly head. What would you rather have us all do paddle around in our Kyak's? If you don't like the lake as it is, Leave!!! As I remember the village was not a very beautiful place when it was getting built. In-fact if you compared the property on the point to what is has morphed into you would find that they significantly added dirt etc. to it. I would also submit that the septic/holding tanks don't comform to the regs 50' from the water. How do you suuppose that happened? I drove over to the area in my boat this past weekend and it looks very much like the village did when it came about. Give them a chance!!!!!

FYI, The Village has a centralized sewer system at the top of the hill--easily visible along side the entrance road. I'm sure Karis will have to have one also since most of the red clay will be covered with houses or asphalt.

Amazing too how once the water comes back thoughtless people easily pronounce that those of us who have been here paying the taxes and picking up the mess can just "leave" if we don't like it. How about some manners? Just because people have the right to be inconsiderate does not mean that they should. Do you really want to see the place degraded to the likes of Lanier because people can't take a little care and conduct themselves with a little thoughtfulness? Do we really have to accept that we will inevitably become an overdeveloped, over populated, over run pig pen? I have to go with the nostalgic minded Mayberry old timers on this one: the rudeness out in public everywhere is really hard to stomach. One day others will come and take from you whatever you came to the lake for, too. It always happens. I hope you remember then, you can just leave.

So let me get this straight....Que sera, sera and if you don't like "progress" leave? I can think of not one situation in my entire life where that philosophy would have benefited me. And I can assure you, my wife and me are not passing on that form of intellectual laziness to our children. Well I take that back, my wife once told me a story about her childhood home in College Park, Georgia. Used to be a clean, well taken care of neighborhood when she was a child. Her father loved their home. Alot of sweat equity. Great schools, wonderful neighbors. You see where I am going with this. A desperate neighbor literally gave away his home under financial duress to people who had no intention of keeping the house and neighborhood up to the current standards. One by one, others sold with decreasing profits, until my wife's father was the only original owner left because he loved his house that much and would not give it away. White flight was the term they gave it. Unfortunately, when crime became so bad, he had to sell his dream home at a considerable loss. Under this circumstance, he would have done well to heed LTL's advice of like it or leave. But my wife saw what a man he was and what he was made of and to this day, I see and admire a certain stubborn streak in her that is unwilling to accept the status quo and will work and fight for what is appropriate that I'm sure she got from her father.

So bottom line for me is, if you see a wrong, right it with tact and dignity. I can sleep better at night.......

The lots are about 80ft on average.

Unfortunately, we have some of the cosmically stupid, inbred, uneducated hicks here who don't give a d@mn what happens to the property surrounding the lake. ANY rational person worth breathing oxygen could see that Crown Pointe and Karis Park are abominations built by blood sucking and ignorant developers who, because of their stupidity are currently or soon will be Bankrupt (much like LTL).

Now we all have to live with these horrible developments. Give me a Russell Development anyday, at least they protect the lake.

If by "protect the lake" you mean "bury headstones in inconveniently placed cemetaries, bury hazardous waste hither and yon with no regard for proper disposal, and serve as the areas number one contributor of erosion, light and noise pollution", then I couldn't agree more!

So Blackcat, you claim to be a developer in the lovely Karis Park? Hows that working for you? Please tell me where did you get the plans for the lovely homes built there. How many you sold yet? 1.1mmm Bwaaaaahaaaaaaaa....Your development is a cancer and everyone knows it...you will not sell a single home for more than 500k...and that is a stretch.

When do you plan to build your seawall? If you are not bankrupt yet you are just plain stupid! Lets see, here was your plan?

I think I will start with about 40 acres and 600ft of prime LM real estate.

Steps:

1. Completely rape land and destroy every living thing on said property...use round up to ensure death of all carbon life forms.

2. Take 600 ft of water front and build one large home around the entire waterfront...put three feet of space between then so you can sell the one home as 40.

3. Seawall? What seawall, bad idea, the lake looks much better blood red...

4. Claim that restaurants and retail will be on the way in your "gated community"...

5. Don't bother to figure out your sewer problems...who need bathrooms...just go in the lake...no sewall to trip you up on your walk down to the water.

6. Recheck for any green life forms that might have grown...quickly destroy them with more roundup...

7. Put a "Starting" price of 1.1mm...fantasize about the wealth you will make...


How's the plan working Blackcat? Please go drown yourself...

Do you think your attacks make you a big man? That is twice now you have suggested suicide to forum members. Me to shoot myself and blackcat to drown his/her self. I think you need anger management as no SANE, RATIONAL person would suggest that two people who are unkown to them should kill themselves. Especially over internet arguing. That shows a REAL instabillity in your emotional health.

Do tell us where you live and how the lake is protected in your neighborhood. Is your septic system up to code? Did you cut down any trees? Do you have a yard that you fertilize? Dog poop runoff into the lake? Do you put diapers on the deer in your area?

I have admitted to being one of the idiots that bullt and live in a Russell development. I did not find any graves or hazardous waste anywhere on my lot. Hmmmm

Where the timber was recently cleared, look for the graveyards. When you find them, look for the broken headstones. They weren't broken before the clearing, and there were twice as many.

And if you don't know about all the hazardous materials Russell Lands has buried in and around Willow Point, you haven't been around the lake very long. I wouldn't take any hikes along Willow Point Cut-Off, or the curve on 63, without lead socks, if you catch my drift.

The largest cemetary in the area is located inside the confines of the Ridge. The initial plan had the main entrance going right over it (it is a pauper's cemetary), until several of the local "old-timers" made it clear they would not allow that to happen.

Yeah, they "protect the lake."

And the Easter Bunny is real!

I did not see any answers to my questions but I will check out Wicker Point. Where is it?

I have only been on the lake since 1985 so I guess I am a newbie. I think they built Willow Point golf course around 1964. Where did the stuff come from? Russell Mills? What is it? Do we need to contact EPA to see if we can make them clean it up?

How has this remained under wraps for so long.

Catherine, if your allegations are true we do need to take legal action. Please fill us in with facts instead of charges.

Wicker Point is directly East of Willow Point. Follow Willow Point Cut-Off across 63 and explore. There are several cemetaries down there, many being the final resting place of several Civil War soldiers. Many have also been completely desecrated with no regard for the honor and history they hold. It will make you proud to see the history, and it will enrage and crush you to see how they have treated it.

I cannot discuss the waste with you in any more detail, and have likely already said more than I should. Rest assured, it is there, I am not exagerating, and it will all be reported to the EPA and ADEM sometime in the future. It is still going on, I see it almost every day, Someone will eventually blow the whistle, but as of today, most are afraid that if they speak honestly about the dumps, they will meet the same fate as Ocie. I am pretty sure they killed him and buried him somewhere near the Dutchman's Mine. (Ok....that part is an exageration. Ocie is fine and well and living at an undisclosed location. He had just worked for RL too long, so he had to go before they felt like they owed him a watch or something. :)

Now that the new management has made enemies of all of the employees who created and made Russell Lands what it was, and in the process turned Ben's company into Russell Corp, I imagine the whole story is not long from being revealed.

Do you remember the old creosote plant in the curve on Hwy63? It was odd to many of us when it was closed that no one ever saw any material coming out after the closing. The plant just "disappeared." Creosote, mind you.

I bet it's still there, but you can't see it.....

For the record, I live on the lake, in a Russell development. I bought my lot before you moved here, and LONG before Russell Lands became the Untouchable Kingdom it sees itself as today. I have City water and sewer, several trees (though some were cut for my building site, which I have no problem with), I hate dogs, but love deer, and the waste they create. It is the greatest fertilizer you will ever find. Try it sometime! I encourage the deer and other wildlife to treat my yard as teir own personal WC, if they can avoid the mindfield of dog-patties created by my neighbors worthless and stupid pets.

I was with you all the way to the hatin on dogs....lol. I understand, I hate a few neighborhood dogs myself. Of course mine is a perfect angel.

Now here is question for all the tree huggers. I have 3 one thousand acre tracts of land. One I am leaving as virgin forest. One I am clear cutting for timber. One I am developing into a subdivision full of mini mansions, starter castles, and plush landscaping. The wildlife population was counted prior to any cutting and clearing. Now it is five years later. Cathrine likes deer so lets concentrate on them. What happened to the deer population on each tract?

I will check back tomorrow and see who dares to venture into this little puzzle.

I dont think "Millions in landscaping" will correct this eyesoar. Like any new development, I was encouraged and excited with the birth of "Karis Park". High end gated homes with retail and a upper bracket dining. Great concept and high hopes. The recent results look like a typical suburban Georgian track homes with absolutely no lake charm. One would think you were driving up GA 400 North versus Lake Martin. Lake home buyers know what they want in a lake home. I hope (and pray) Karis Park attracts alot of buyers. Although I have serious doubts and high hopes, I don't want to stare at an un-sold development with 1.1 million (and up) lake homes vacant this time next year. Guess could be worse, could be staring at an unsold condo buildings.

Apparently some in this new regime (if you do not count Ben) have seriously hurt you or someone in your family based upon the serious charges you have leveled against Russell Lands on this board. I do not know any of them, I was acquainted with Gene and have met Ben several times, so I cannot judge them. I am trying to confirm the 2% sales fee in the Ridge but have not yet done so.

Now, if you have proof of the widespread and continuing pollution, apparently by Russell Lands, it is your duty as a citizen to report it. If it is a rumor you are spreading, shame on you.

I do not remember the creosote plant on 63 - i did travel through there to my first lake house but I never noticed it or even knew waht it was. Was it in the area of the red roof barns?

I thought Wicker Point was going to be an addition to Willow Point so I am familiar with where it is. I cruise by it some on boat rides.

Now, you really seem like a bitter person when you shared your hatred of dogs in the above post. I have 3 babies that are absolutely perfect and go with us most everywhere. Tney are truly part of our family. Now I have installed an electric fence and they do not leave my yard. In addition, I clean up all their messes so there is no runoff. Ok, i have to admit i hate deer. I like to see them but they sure do destroy my plantings.

To answer LTL's question below, it is clear there will be more deer in the sub-division because they are under no pressure and have total access to the food supply planted by the resicdents.

If you want some planting advice here you go. Plant Indian Hawthorns and Blueberries. You will never have any berries to eat and the hawthorns will soon be nubs. $^&^*(()&%&$ deer.
