Got a flyer in the mail today showing lots for sale on a first come ,first serve basis. Their off of Hwy. 34, called , Emerald Shores. What can y`all tell me about them? It is a Russell Lands Agent, Steve Arnburg.

APCo property developed jointly with Russell and offered by Russell. Bet they want plenty for the lots. On Blue Creek, lots that have been released for sale have $1M + homes one them.. Most are custom by owner.

This is probably the best time to do it within the last three years. There is plenty of Lake property on the market.

I doubt you will ever find a better opportunity or selection,

You will look back in five years and kick yourself in the butt. If you can not afford it now, then never expect to be able to.

When it happens and you pass or can not afford to do so, then you have no reason to cry or whine about it. in the future. It is just out of your reach

You have to accept the facts.

I agree. Unless you are expecting a big inheritance or a massive increase in income in the next few years, anyone interested in buying should be looking hard now. Ignore the asking prices; plan on doing some serious lowballing this fall/winter.

You've done it now. ADVERTISING IS FORBIDDEN!!! Read the rule!!

To atone for this transgression you must:

I agree w Feb that this is the best time to buy since 99.

Check out the numbers I looked up recently on the MLS. I think it shows us that the peak of the sellers' market was the summer of 05.

Thanks for that John. I personally feel like another reason for the glut in available properties is the 'flippers' that got in on the hot market and waited a little to long, or took to long, to get the property back on the market, along with grossly inflated prices. One stat I would like to know is how many of the 603 are condos and another breakout on leased vs. deeded.

thanks ltl. any suggestions for future topics are greatly appreciated, feel free to comment on my blog with potential topics.

For a breakdown by condo / deeded / leased lot you can see may previous post entitled "Proof of end of lake martin sellers' market" linked below. Even though that was written 2 weeks ago, I'd say that the active for sale numbers are still roughly the same. I break it all down into 5 segments:

1. Lots
2. Condos
3. Deeded lot homes under $1 million
4. ditto above over $1 million
5. Leased lot homes

I was on your website yesterday and noticed that 10 Lakewood(?Lake something anyway, sorry senior moment) was pending. I am actually a little surprised it took this long for that little gem to get snatched up.

I was also impressed with how some of your properties, maybe all, I was looking for a specific property, had their own .com. Impressive marketing strategy.
