Im sorta proud of living in our modest ''Ghetto mansion'' in the ""black run'' city of Atlanta.  A 1900SF 3/2 house built in 1936.  We paid $79,900 for it in 1981 and late last year my refi appraisal was $864,000.  Up about 1100% in 40 years.  Not as good as our esteemed genius MM I'm sure, but I'll bet is well ahead of you and your fellow Klan/Q-anon buddies single wides in Redneck Acres.

Tired old lie.  Come up with some new material, but more importantly, why in the hell would a man of your admitted advanced years be refinancing a home he bought 40 years ago?  Sounds like some very poor financial planning to me.  Either that or you are like my liberal sister who facing her mortallity has decided to run up as much credit as possible before she dies and stiffs them, pun intendied.

Congratulations!  You missed my point.  No matter what kind of ATL-ghetto-mansion you have, you need to bail out ASAP.  You know what is coming.  Look around you.  Name one city/area in your situation that has seen increased values.....ever!!  You should see all the Georgia tags in driveways in Alabama.  Folks are bailin’ out of yo ghetto.  Saw an article the other day about lake real estate, that said less than 100 homes (out of over 7,500) are currently on the market.  Prices are crazy.  Better wake up!!

I have not witnessed that kind of equity appreciation in my lake home Archie, 175% over 18 years is about where I am at, however I paid far more than your initial investment for my home.   For my main residence in an Atlanta suburb, about  the same, maybe a little higher.    However, we all know that an appraisal does not represent asking price or even what you could expect to receive were you to put your home on the market.  However, in the LM market, there will be a bidding war.  We personally have had a record number of boat drive bys (we are on deep water) recently, with individuals making unsolicited offers for our property that is not on the market.  Maybe you can muster some courage and drive on over to see what LM  "double wides " actually look like.

Having owned property in metro-Atlanta for over 20 years, I have to call BS on Archies' alleged 1,100 % appreciation.  No way any 1,900 s.f .3/2 house house on a typical lot in Atlanta is valued anywhere near $900k as claimed.

Zip code 30306.  In the last 5 years 5 1930's houses on my street have sold for $500,000 to $700,000 and been torn down and replaced with new homes which sold for 1.2 to 1.9 million.  To be sure they were larger (3200 to 4500 SF).  I know the suburban crowd finds it hard to believe but homes in many intown Atlanta neighborhoods now sell faster and for more per SF than they do in Alpharetta and Woodstock.

BTW: thers is a hell of a lot of difference in what has happened to home prices over 40 years vs over 20 years.

I haven't owned in ATL for 40 years - but almost - and the appreciation numbers cited don't seem at all out of line. I guess some people just like to post dumb comments.

40 vs 20yr appreciation.  So if he got different results over 20 than you got over 40 would mean that MOST of your 'appreciation' was gained in the first 20 years, NOT the latter.

I guess you have to have been in Atlanta long term to see how much home values have appreciated even though the run-up is pretty puny compared to many western metro cities.  Our first Atlanta house was intown and purchased in late 1972 for $19,900.  After spending $7,500 for ''major'' renovations (you could do a lot for $7,500 in 1973!) we sold it to a walk up buyer for $50,000 in 1977!!

you know as well as everybody that WIX is no where near smart enough to ever be able to move up to a Double-wide.  He is lucky to keep up the payments on his rusty single-wide.  ''Trailer trash'' is more a state of mind than place of abode...as was once said about Sarah Palin ''Trailer trash is trailer trash whether you are in Wasilla, AK or Widowee, AL.''  Anyone with the Neanderthal attitude of WIX and his fellow travellers easily qualify as Trailer Trash to thinking people regardless of where they fall on the political spectrum.
