Home owners insurance doubled in 1 year with no claims. First it was the fire district thing.. oops really too far from nearest fire hydrant... then we must all pay for the April tornado. Oh don't let me forget FEMA flood insurance...see story below.
Martin Hydro Plant - Project No. 349

Location: The Martin dam is located in Elmore County, AL on river mile 420.0 above Mobile, Alabama on the Tallapoosa River near Dadeville, AL. The Martin dam is located 77 river miles downstream from the Harris dam and 8 river miles upstream from the Yates dam.
History: Martin Dam was the first of four dams constructed on the Talapoosa River. When it was built, the dam created the world's largest artificial body of water.
Statistics: The concrete gravity dam is 2,000 feet long and has a maximum height of 168 feet. The dam's volume of concrete is 431,000 cubic yards. There are 20 gated spillways.
Recent: The dam has been strengthened to withstand a new flood level of 15 feet over the dam. To strengthen the dam, a large hole was drilled from the top of the dam down through to the bedrock. A bundle of steel cables was lowered and anchored into the bedrock with epoxy. The cables were stretched tight and the hole was filled with concrete. So far, the biggest flood has been 6 inches over the dam.

Mind sharing who your insurance is with? I heard Alfa wanted to reduce exposure and doubling the rate is a good way to do that. Sounds like we might all need to be prepared to shop around. Be just as loyal to your insurer as they are to you.

ALFA's problem is they can't spread their losses over the whole country so they took an unusually tough hit from the tornados. I'd shop around everywhere, homeowner rates are all over the board. Oh, and don't ever think loyalty is a two way street!

I had insurance with Allstate for many years, good company, great agent, never a problem with claims. They did, however, have that pesky rule about if your VFD is more than 5 mi. your premium is X2. State Farm doesn't care how far away it is, just what their rating is. The funny thing, the reason I switched is I got a letter a few years ago from Allstate changing the policy so that earthquake damage was not covered. I couldn't even buy a rider. Now you may think i'm nuts, but there is a fault line thru Ala. and I guarantee if I'm not insured, we will have an earthquake. So you can thank me for Lake Martin being earthquake-free so far.

Interesting. I have a friend with State Farm and when he inquired about a discount for Paces Point FD's recent improvenment in rating from 7 to 4, he was told they couldn't give a discount because their rates are based on " statewide fire ratings". We got a 22% discount on renewal from USAA.

O, don't get me wrong, I was not recomending or promoting State Farm. Just passing on a fact that my premium with Allstate was $1200+ and my premium with State Farm is $600+ (which is competitive with Allstate's if you five 5 mi. or closer to the VFD). My Allstate agent told me that they (Allstate Corp) does not want homeowner policies and I suspect that's true with State Farm and ALFA. He told me that he can't write a new homeowner policy unless he writes the auto policy also.

Same thing hold true for Alfa - Home and Auto.
Plus Alfa will not insure any home over 20 years old.

Do you think anyone cares that you are charged 12 months of premium for a lake that is only near capicity 6 months a year. Oh thats right FEDs & FEDs but they don't communicate. So sad
