Just received my property tax notice and my taxes more then doubled over the past 2 years.
Anyone else see such an increase in their property taxes?

Have a friend asked me why property taxes doubled this year. I found out that he had converted his deed from individual owned to family corporation--such action changes assessment from 10% to 20%. Corps, trusts, non-full time owners, etc., may be taxed at the higher rate. Tread lightly.

They doubled the tax over a 5 year span, and did not increase this year.
Even so, ????, I have to remind myself what I have at LM as compared to the rest of Coosa County. A lot. But, I still have to wonder why Me and my tax-heavy neighbors have a 12 year old patch-angry tar and gravel road with constant potholes in a poor county, and,,,, and,,, surprise!!! Coosa County has the resources to repave a 7 Mile stretch of HWY 280 West toward BHM, that did not even need repair?? It Did Not Need Repair!!!
Yep, I know, State or Fed Funds available that need to be spent, or lose it, along with matching county funds?? Nuts.

Don't feel too bad about this because Tallapoosa assessments have been lower than Elmore County. I have seen some very unfair tax bills where property in Tallapoosa that is much higher in value on the commercial market was taxed ( tax appraised) much lower than properties in Elmore.
Elmore County has over taxed us for 3 years now. Our property values have declined due to the poor enonomy and housing meltdown but our tax bills did not follow the downward trend.I think they owe us all two years of tax refunds.

Apparently, Coosa has a very interesting situation with decisions on roads. From what I understand they have a contractor who is the sole decision maker on what roads get fixed. I also understand that candidate Paul Parrot has a special interest in the road situation, and has pledged to work on it.
Coosa seems to be very big on patching roads and not repaving roads. Early on this year, concerned residents in our area put forth a petition to get the roads fixed. Another neighbor followed suit in their area. Apparently the squeaky wheel get teh grease. Meanwhile, they are repaving a section of 259.

We bought in 95. Back then Coosa 20 could barely qualify as paved. It seems OK until you get to Bywater Road....then (for us at least) the toll taken by the construction traffic for Bolton Cove has been significant. Strangely, after you get past BC the road is fine once again....
I've often wondered what kind of tax revenue Cossa Cty gets from the relatively small number of residences at the end OF CR 20. I know they get a hefty sum from us considering we have a 750 ft2 SHACK.

Paul Perrett does have a keen interest in the road situation in our part of Coosa County. I have attended Commission meetings with Paul and others who have voiced their opinions. Funding, and the definition of state supported/federal supported roads, does come into play. But also does the fact of the percentage of property tax paid by a minoritiy of the properties. I am supporting Paul in his bid for election and encourage others to do the same.

yes, yesterday they were working on 259, but since it's a state highway, shouldn't the state do that? It was a private contractor, Ingram out of Dadeville.
I agree Mr. Hodja, Coosa 20 badly needs repair.
By the way, were you out there yesterday? I was at the end of 20 at Water's Edge and a huge C130 flew right over us twice. Must have been training.

Spoke to the Commissioners office today and found out why my taxes increased 2 fold:
Non full timers and full timers alike are taxed at the normal 10% rates.
However, if you rent your house 1 day a year then your property is reclassified to "other" property and thus 20% rate.
They found my house for rent on this website and changed by tax rate, thus doubling my taxes.
Damn you Bruce can you not figure out a way to keep all .gov IP addresses from viewing your site as this is the second time you have cost me money - LOL.

I'm checking a house in my neighborhood that has been rented ....for years. This will be interesting...

Yep I checked the Tallapoosa County Map last night and they still showed my old rate on the site. If I remember correctly a friend who purchase a lot over a year ago stated it took them like 8 or 9 months to update the site.
So does not mean your neighbors are scott free, site may not have been updated and I would suspect the outlying counties are not as diligent as Tallapoosa County.

Sounds right. They probably just don't have the $$ and manpower to keep it current. I have seen other counties that are much worse.
