AP & CO Commission tried to push it through with no feedback from affected residents--huge pushback from area owners who were NOT allowed to speak at meeting !; started as 24 lots on 26 acres, which was acceptable; was modified to 53 or 54 lots; area residents organized & have attorney--there is a real problem with : density//plat// access//traffic; another meeting 9/24; one developer who is also only builder--must start construction in 36 months or sell back

APC appears to be trying to raise cash by selling property to help parent, Southern Company.  Appears Southern Company is in a serious debt problem from the fiasco building the multi-billion dollar coal plant in Miss, and the way over cost run of the Savannah nuclear plant o-BAMA guaranteed financing for.  Wonder if APC will try to sell off a bunch of lakefront lots to help cash flow.  That sure won't help the Lake.

In the mid 90's this same area was proposed by the Power Co to be a day use park with a ramp and fishing pier. Area residents fought with petitions and attendance at public hearings (they tried not to publicize) to voice opposition. The result was that the plan was dropped and the ramp in Union was built. We were also told that the land would be placed in the part of the shoreline which was to remain in a natural state. Obviously they meant for a little over 20 years. The greed of the power co is to sell and build in the most crowded parts of the lake and just like this case to get the county (read taxpayer) to pay for the improved roads to their property. Hopefully by calling and writing our county commissioners and congressmen this can be stopped again.

Harry is correct. I was on a planning board for 4 years and saw that over and over. I have my piece of paradise...now no more development. Unless, I own the land and want to build on it. People have to be more proactive when a town or county draws up a comprehensive plan and establishes zones for various types of property. You can't sit back and say no big deal they will never build commercial behind me. Well, you need to speak up when it is revised or check out the comprehensive plan before you buy.

Land use around the lake is determined under the license FERC issues.  If the property in question was zoned recreational use it was "swapped" and another parcel somewhere went into recreational use. They mandate a certain amount recreational/public use and a certain amount of preserve where any development is prohibited. This was all discussed adnauseum during the license process.,maybe you should have been paying closer attention back when you had a chance to change it.

As for infrastructure you are wrong again. The county will not build or maintain roads on private property. That is up to the developers. They may build a road after the property has been deeded or easement granted to them but only if they think the tax revenue from increased development will be worth it. Usually developers build the roads and other infrastructure and the county agrees to maintain them if properly titled.

I don't know what the particulars of the site are, and don't really care. It is far away from me but I am all for anyone else being able to grab their slice of paradise where I am at  in Mano Creek the northern shoreline is all in preserve, but I knew that before I bought. However if it changes with the next license so be it.
