I'm sure we will hear some crying and complaining as soon as the new appraised value notices and new tax amounts hit the street (and mailboxes)..

But...to put it in a perspective... the tax rate HAS NOT raised very much..if any...but a more honest appraisal has increased the tax dollars..

For instance back in 1986 the actual tax rate was .00176 of the actual value of the property...today it is .00216 of the actual value...and the tax assessor value on my property is still 90,000 below actual value..

It does hurt though that my taxes increased by 278.00 per year...but they are still below 1000 and back in 1964 I was paying over 2000.00 for a 6500.00 (actual value) home in upstate NY..

Amazing grace I would think..

So...I'm sure we will hear lots of stuff about these new tax notices..

You got that one dead center lakebum. I just received my property appraisal in Virginia on Saturday. My property just went up 22% appraised value since last year's appraisal that was up from the year before. My VA property tax this year was around the $5 grand figure. So, I count myself and all Alabama property owners indeed fortunate for the extremely low rates there. Now, no one come at me with that old saying about not getting anything for your taxes, because you certainly don't get much in other places other than maybe better schools. So dollar for dollar my property tax in Alabama is approx. one twenth that of Virginia.

Now the sick thing is that Virginia charges the lowest taxes on a pack of cigarettes than any other of the 50 states. Alabama is not far behind by ranking 5th lowest. Actually true for all tobacco products. Source for this data is the "Campaign for Tobacco-Free Kids".

Well for my part I don't want to have to be glad that I don't live in New York or Virginia. Just what is the point you're trying to make? New York was on the verge of being bankrupt. Everything was taxed to death and things got worse. I left California because an apartment was $1200 a month. Be glad you are in Alabama because things are tough everywhere. Just because gas is $8 a gallon in England doesn't mean it has to be that here. I can't tell if you are bragging or complaining. As for me, I'll fight taxes.

My point being that we are very fortunate with such low property tax in Alabama. My only bragging is to people up here about how low my property tax is in Bama. Although appraisal value is important in the computation of your property tax; the only thing you can really complain about is the tax rate. It is soooo low in Bama. The tax rate in Prince William County, VA is $1.24 per $100.00 of appraised real property value. I have to tell you I have not figured it out for Coosa County, AL, but it is something based upon mils. Maybe someone can equate that for me in dollars and cents per $100.00 of appraised value. I am guessing that it is something like 25 cents per hundred.

is aout .00283 of appraised value which actually computes to 2.83 per thousand...think I computed that correctly

You bet. We should all watch the tax bills and more importantly what we get for it. I love small areas where the government is held accountable to the taxpayers. I don't mind tax increases or an adjustment in value (to a point) as long as I get my money's worth.

Taxes are relatively low here and so are services, although I think we get a pretty good value in Tallapoosa. Hey! When do the board of commissioners meet in Dadeville?? Let's go see how they spend our money...Any of you guys go? What's it like?
