Are you counting condos in the waterfront sales ? If so, any way to break those out from sad homes ? So many of those are bank owned as you know and are selling at discounted prices which could skew the results

Good question. I haven't seen but one regular sale on my end of the lake and it was a private friend to friend sale.

According to our MLS, 51 waterfront residences that sold in 2013 were condos.

In 2013 - waterfront bank owned sales were only 25 - less than 10% of sales, which is consistent with prior years. In my opinion - not a factor on pricing.
