From someone in the market(looking), I think it all has to do with what a seller's expectations are. Of all the listings on lake martin now, at least 50% I would say are not really for sale. IOW the seller has a price that is so wildly out of line with recent sold comps that it's just something they threw out there as a 'why not' kind of thing. There are properties for sale right now for mid/high 6's where there are direct comps sold in the last 4 months with better water, more waterfront, same location(ie better or equal in every way) that had a closing price for mid to high 5's....so unless it's a situation where the listing price doesn't even come within 15% of what they would actually sell it for, I don't consider that property really 'for sale' as it obviously isn't going to sell for that.
there is a real paucity of decent properties on Martin now in the high 4s to low 6s. There are some below that which are reasonable, and some above that which are reasonable. Just my observations as a buyer over last 4-5 months
