Where are you seeing the ads? i will make guesses below and give my answers:
1. The Real Estate Magazines: i don't advertise there anymore because surveys show less than 1% of buyers find their homes that way. See more details in my May 2012 Lake Magazine article. When i did, i would mix it in with description like "this leased lot home is..." or sometimes you see the shorthand of "APCo lot" being used by other agents. i always disclosed it because i would rather someone know the whole story before they call me. For those agents who still use the magazine, you'd have to ask them, but my theory is that space is precious and costly, maybe they would say they wanted to stress other parts of the home's features. i don't know.
2. Ads in Lake Magazine / Lake Martin Living - same answer as above
3. in the MLS - there is a field in the MLS called "Deeded" - you look there and if it says Leased that means it's leased. But i always put it in the general description also because many people miss that field. Again, i believe strongly in putting all possible info out there for the consumer instead of putting just a little info and "making" people call me. i don't think buyers like that approach any more, if they ever did.
4. Broker's website - again, i always put it loud and proud on my website's private page. Here there is no excuse for space or extra cost, so i don't know why another broker would not clearly state it there. Check the below link to a house i sold 3 years ago on Castaway island Road that was leased. i state it on there, put it in the video, and give links to articles i have written about the leased lot process.
